Most homes in Pinellas County run on an electric tank water heater. When one fails, you need a new unit connected properly, not just set in place: shutoff valve, expansion tank, relief-valve discharge line, and a pan where the location needs one.

An old heater usually comes out with old connections attached: a stiff valve, corroded nipples, no expansion tank, a relief line that goes nowhere. We replace the unit and the parts around it that decide whether the next heater lasts.
Space is often the hard part. Tampa Bay closets were built around the heater that was there in the 1990s. We have fitted new units into narrow closets, onto raised platforms and into utility rooms shared with filtration equipment.
Heating water makes it expand. In a closed system — behind a check valve or backflow preventer — that extra volume has nowhere to go, and pressure climbs every time the heater runs. A thermal expansion tank on the cold inlet gives it somewhere to go. You can see one on almost every job on this page.
The temperature-and-pressure relief valve is the heater's last line of defence. Its discharge line has to be piped to a safe place, not left short or capped. And a ball valve on the cold inlet lets you shut the heater off without shutting the house off.

Not always. A tripped breaker, a failed thermostat or a burned-out element can be repaired. A tank that leaks from the body cannot. We check which one it is before talking about a new heater.
