An electric tankless heater hangs on the wall and heats water only while a tap is open. It frees the space a tank used to take, but it draws far more electrical power while running than a tank heater does. The electrical supply is the first thing we look at.

Inside the cover of an electric tankless heater are heating chambers that bring cold water up to temperature in the few seconds it takes to pass through. To do that, the unit needs a dedicated electrical supply sized for it — often much larger than the circuit a tank heater used. On the Treasure Island job the heater sits right next to its own subpanel.
On the plumbing side we fit an isolation valve kit below the heater: two service valves with flush ports that let the unit be cleaned of scale without cutting pipe. With Tampa Bay's hard water, that kit is what keeps a tankless heater serviceable.
This property took six electric tankless units in all. In April the first heater and its subpanel went on the wall while the lower wall was still open; by May the wall was finished and the display read 113°F. Another unit on the same property sits in a metal outdoor enclosure next to its disconnect. The brand on the label is thermomate.
